Measuring the risk of tenants leaving buildings

Keepfactor researches the perceived value of buildings by assessing the satisfaction of its users and offers insights into possible improvements

The Algorithm is based on the Satisfaction, Rent Roll and Lease Expiry

Keepfactor assesses the satisfaction of the tenants of a building by asking how they rate certain aspects. These ratings are combined with how important the tenant is. The importance is decided by how high the rent is that the tenant pays. Finally, the satisfaction ratings and rent roll are connected with the weighted average lease expiry (WALE) of the portfolio/building.
 
Besides giving ratings to the predetermined aspects, the tenants can also suggest improvements. An action plan is automatically generated based on these suggested improvements, and the improvements are weighted on the height of the rent.

The Process

The clients or their property managers will be asked to provide the data of the tenants. Initially, only the contact details of the contact person of the tenants are needed, as they will also rate the performance of the property managers.

Then the contact persons of the tenant can provide the contact details of their colleagues. They will only be asked to rate the performance of the building and provide aspects of the building that should be improved. 

The Vision

Through tenant engagement of the investor and/or property managers, the satisfaction of the tenants could improve which could lead to higher productivity of the employees that work at the tenant. Higher productivity could potentially increase the revenues that the tenant generates. Ultimately, this could lead to a higher retention rate of the tenants in your buildings which results in less risk in your real estate investments.

The Platform

Keepfactor presents the results in an online platform accessible to the investor, property manager and/or tenants. The design of the platform allows you to review the tenant satisfaction of a portfolio, building and/or tenant, with which you can easily identify issues and opportunities and make business decisions.
On a portfolio level, you can select buildings that should be improved and create a new portfolio based on this selection. Access can be granted to this new portfolio, to any employee within your organization, or to the responsible property managers.

The Benchmark

The benchmark will provide you with powerful analytics through which you can benchmark your tenant engagement ratings. Each building is compared to your portfolio, based on the portfolio’s asset type.
