The Algorithm is based on the Satisfaction, Rent Roll and Lease Expiry

Keepfactor assesses the satisfaction of the tenants in buildings by asking them to rate and weigh certain aspects. These rates and weights are combined data from the lease. Finally, the satisfaction ratings and rent roll are connected with the weighted average lease expiry (WALE) of the portfolio/building.
 
Besides giving ratings to the predetermined aspects, the tenants can also suggest improvements. Action plans are automatically generated based on these suggested improvements, and the improvements are weighted on the height of the rent.

The Process

The clients or their property managers provide the data of the tenants. They receive an announcement of the upcoming assessment to be executed by Keepfactor.

In the assessment the contact persons can add colleague details. They receive an invite for a shorter assessment as they cannot judge the functioning of the property management.

The Vision

Via tenant engagement, the investor and/or property managers prioritizes investments that enlarge the satisfaction of the occupiers resulting in higher productivity. Higher productivity potentially increases the revenues the tenant generates. Ultimately, this leads to higher retention rates, resulting in less risk for your real estate investments.

The Platform

Keepfactor presents the results in an online platform accessible to the fund, portfolio, asset and property manager. The design of the platform allows you to review the tenant satisfaction of a portfolio, building and/or tenant. It enables you to easily identify issues and opportunities and make better business decisions.
On a building level dissatisfied tenants are easily identified. So are the actions to be taken preventing this.

The Benchmark

The platform provides you with powerful analytics through which you can benchmark your tenant engagement ratings. Each building is compared to your portfolio, based on the portfolio’s asset type. All ratings and performances of buildings and portfolios are benchmarked with their peers. Keepfactor also generates aknowledged data for GRESB and BREEAM.
